How it works: Price, Location and Quality
PropSet is a structural classification consisting of three parts. It’s not a moving "rating" like our review score. Every classification has its place in the market.
Quality rating (A–E) – a composite score based on amenities, age, verified student reviews and ANUK National Code accreditation. The Quality score is heavily weighted by verified StudentCrowd reviews.
Price band (1–5) – the property’s average tenancy price from the previous academic year, benchmarked within its local market. 1 = is the most expensive, 5 = the cheapest.
Location tag – whether the property is On-Campus, Near-Campus, City Centre or Commute, depending on proximity to university main campuses and city centre boundaries.
Together these create a clear, standardised tag for every PBSA property.
Consistency
A consistent framework built from consistent data — one reliable basis for comparison.
Objectivity
Removes the subjective. Combines student sentiment and operational data to deliver an objective view of the market.
Context
Shows where each property sits among its peers and within the wider market landscape.
Confidence
Enables faster, better-informed decisions with clarity on how assets compare — today and over time.

How is the quality rating defined?
Quality is calculated from four weighted factors:
Amenities (e.g. gym, study space, cinema and number of amenities overall)
Age of the building
Student satisfaction (from verified StudentCrowd reviews)
ANUK National Code membership
Each factor contributes points to an overall score. Properties are then ranked and divided into five groups, with A = highest quality and E = lowest quality.

How is the location calculated?
Location tags are assigned in this order:
On-Campus – Properties located within a university’s main campus boundary, using the university’s own definition. For city universities without a clear boundary, we consulted students and alumni to capture the “on-campus feel” of being close to main academic buildings.
Near-Campus – Properties within a 15-minute walk from a main campus entrance.
City – Properties inside recognised city centre boundaries (as defined on Google Maps or in local authority plans).
Commute – Properties outside all of the above boundaries.
Properties that are both On-Campus or Near-Campus and City will have both tags.

How frequently will a property's PropSet change?
PropSets will be updated annually on 1st January, using the most recent full academic year’s data. This ensures they stay up-to-date while remaining stable enough to be useful for comparisons and investment decisions.

Can I find out a specific building’s PropSet?
Yes. Each property’s PropSet will be available through StudentCrowd’s raw data feeds and in the Insights Tool, and a simple look-up tool will be available with open access, so anyone can look up and reference the PropSet of any property.

How are properties handled if there are no reviews or missing data?
Where a property does not yet have verified reviews, we remove this component from the calculations and assign it a quality rating in brackets, e.g. [B]. When the property generates the required number of reviews, it will be reclassified. If a property has another missing data point e.g. opening date, we the apply the average score from properties in the same location. This ensures every property can be classified consistently. At the same time, we are actively gathering more data so that the PropSet Classifier become increasingly precise over time.

What if I disagree with a property’s PropSet?
The PropSet Classifier is designed to be objective, transparent, and consistent across the whole UK PBSA market, drawing on verified student reviews and our comprehensive dataset covering 100% of the sector. It exists to help the sector identify segments, and is not visible to students.
If you believe a classification no longer reflects the facts about a property (for example, following a major refurbishment or the addition of new facilities), please share the evidence with us. We welcome updates of this kind and will review them as part of our regular update cycle.

Will students be able to see this?
No – PropSet Classifier is only available in the Insights Tool, for the sector. It is not visible to parents and students. Ultimately, its aim is to help the sector make like-for-like comparisons.
