Room Splits adds room-type composition to the markets we cover, so you can now see the exact mix of beds in a property or across a whole city, as both a percentage and a bed count.

What is room splits?
Room Splits adds room-type composition to the markets we cover.
Rather than just showing that room types exist, the update allows you to see the exact mix and breakdown of a building or a whole city by room type, shown as both a percentage and a bed count.

What are the four validated room types included in the mix?
We classify the composition of UK PBSA supply into four distinct, validated room types:

Cluster Ensuite: A room with a private ensuite bathroom but a shared kitchen and/or living space.

Studio: A room which includes a private kitchen, living area, and private bathroom.

Cluster Shared Bathroom: Rooms that share a bathroom and a kitchen with other rooms.

Apartment: A room with a separate private kitchen, private living area, and private bathroom.

What is the data coverage for Room Splits?
We cover effectively the entire UK PBSA market. We have launched Room Splits with at least 70% coverage across all major UK markets (those with 10k beds or more) and at least 50% coverage across all other markets.

How current is this data?
Room Splits data is captured when properties are added to the dataset.
Because room composition and mix within a building is structural and rarely changes, this reflects the market accurately for asset and market analysis.

Why do my average price charts look different?
A flat average counts every advertised tenancy equally, regardless of how many beds sit behind it.
Therefore, a property that lists many separate room types - premium studios especially - can influence the average more than one listing a single standard rate, even when only a handful of students are on those premium tenancies.
Weighting by room mix reflects the stock more faithfully: each tenancy counts in proportion to the beds it represents, so the average tracks what students across a building are actually paying rather than how an operator chooses to list its rooms.

How does the weighting work?
Each tenancy contributes to the average in proportion to the number of beds it represents, rather than counting once per listing. A standard room type with 200 beds counts for 200; a studio tier with 5 beds counts for 5.
The result is an average grounded in the real composition of the stock, and far less sensitive to how many room types a property chooses to advertise.

How do you handle properties without a verified room split?
Where a property's verified room split is available, we use it. Where it isn't, we apply a modelled split informed by the patterns we see across comparable stock in the same market, so the weighting stays sensible for those properties rather than defaulting back to a flat average.
Modelled splits are used only inside the weighted price-chart calculation; they are never shown as a property's stated composition on its card.
Across a market this gives a considerably more reliable basis for analysis.
For an individual property without a verified split, treat the weighted figure as a well-founded estimate, rather than confirmed fact.

Is the Room Splits data shown on a property actual or estimated?
The composition shown on a property is validated, captured data.
Estimates are only ever used inside the weighted price-chart calculation to avoid gaps where a split isn't yet available. They are never shown as a property's stated composition.

Will weighted charts disrupt my historical comparisons or trend lines?
Potentially, yes, because the calculation method has upgraded to incorporate the room mix.
To ensure a smooth transition, we have included a toggle on the charts allowing you to switch back to the unweighted averages. This toggle will remain live for the next six months while you adjust your models.
The underlying raw data remains unchanged, meaning you can still fully reconstruct an unweighted series in your own internal dashboards if required.

Where did the property images go on the Insights cards?
Image coverage within the Insight Tool was limited, so we optimised that space for valuable, highly-requested Room Splits composition data instead, which is available across a much wider set of properties.
The images themselves haven’t gone anywhere - simply click the link at the top right of the property card to view the full property profile on StudentCrowd.com, where all images are hosted.

Why is my specific city or property missing Room Splits data?
While major UK markets have at least 70% coverage by bed count and most others sit at 50% or above, some smaller markets may have lower coverage for now.
If you require deeper coverage for a specific market, please contact your account manager to log your request, as targeted data capture is something we can prioritise for future updates.

Does this update cost extra?
No.
This change deepens your existing dataset at no extra cost and with no changes to your current contract.
No existing data fields have been removed or renamed in the UI, API, or raw data exports.

What do I do if the room splits for my property don't look right?
As with all of our data, this is an ongoing work in progress.
If you spot something that doesn't look quite right, we'd welcome your feedback: please let your account manager know and, where possible, provide any publicly accessible documentation of the correct numbers.
